How it worksA local lender, and an honest one about the math
This is our home market. DSCR qualification is arithmetic: the property’s rent divided by its full monthly payment — principal, interest, taxes, insurance, and any HOA dues. A ratio of 1.0 means rent exactly covers the payment, and 1.25 or higher generally earns the strongest pricing.
Along the Front Range, purchase prices relative to achievable rents make that ratio harder to clear than in many markets, so a Denver-metro rental deserves a candid look before you spend money on it. We would rather tell you a property does not work than run you through an appraisal to reach the same answer. Send us the address and the rent, and you will get a straight response.
Buying out of state? Same lender, same file.
Many Colorado investors look outside the state for their next rental. RynoLending provides business-purpose financing in 23 states and the District of Columbia, so leaving Colorado does not mean starting over with a lender who does not know your portfolio — one relationship, one underwriting process, and no cap on the number of financed properties.
Short-term rentals in Colorado
We underwrite DSCR loans on short-term rentals as well as long-term leases, using market rent analysis or the property’s own rental history. Colorado deserves a specific caution: short-term-rental rules are set locally, not statewide, and mountain-town and Denver-area ordinances differ substantially and change often. Confirm licensing and occupancy rules with the municipality before you write an offer — discovering a permit problem in underwriting is an expensive way to learn them.
Both sides of the closing table
Colorado is one of the few states where we cover investor and residential lending alike — business-purpose loans through RynoLending, and owner-occupied home loans through Able Financial (Company NMLS #473970), which is licensed for residential lending here. If you are an investor who also needs a primary-residence loan, or an agent whose clients span both, it is the same team either way.
